The purchase of freehold commercial premises in St Neots marks a milestone for a successful digital marketing agency, according to Barker Storey Matthews, who acted on behalf of the vendor in the sale of 2 Tan Yard in the town.
The two storey, semi-detached property is the new office of Lilac James Co Ltd – a Google certified marketing agency specialising in all things Web including SEO, Adwords PPC and Social Media – having moved from leased premises in Eaton Socon where it had been based for the past three years.
Formerly a bridal boutique, the 399 sq ft (37.07 sq m) of space on the ground floor of 2 Tan Yard has been reconfigured and fitted-out by the new owner to provide an office suite. The first floor of 361 sq ft (33.54 sq m) gives Lilac James a 300 sq ft meeting and training room where, previously, the bridal fitting rooms and staffroom were situated.
Karen James is the Founder and Director of Lilac James Co Ltd. She set up the marketing agency in 2008 after a lengthy and successful corporate career. In what she describes as ‘typical of the Cambridge start-up culture’, Karen operated Lilac James from an office at home, initially, but, in growing the business quickly, she soon needed commercial premises.
After years of leasing offices, Karen decided she wanted to invest in an office property in which Lilac James could make its own mark and so she began her property search in 2017.
Karen explains, “With a headcount of seven colleagues all based in the St Neots area, we wanted – and needed – to remain in the area.
“Having spent years in a corporate culture and commuting, an appreciation of the importance of the work-life balance is embedded in the business ethos of Lilac James.
“Lilac James was at the point in its business lifecycle where it made commercial sense to invest in freehold premises.
“Having identified one property only to have that fall through, the chance to purchase 2 Tan Yard through Barker Storey Matthews as an off-market instruction was serendipitous – we’re in our new ‘home’ in Lilac James’ tenth anniversary year.”
